Preparing your home to SELL
The time has come to sell your home. There is going to be some things that need attention before the property is listed. The easiest way to approach this is to think about what a potential buyer is going to see and what they will be looking for when they enter your home. You have heard these expressions many times: “First impressions counts.” Or “The first impression either opens the door or closes it”. In real estate, you will only have one chance to show off your home to the buyer. You want to be certain that the house is clean and looking its best!
The idea is to make the home feel like there is plenty of space within. In some cases it may be a good idea to remove some furnishings if the room feels as if it’s crowded.
The outside of your home is just as important as the inside. You want to have buyers that come to look at the house stand back and think to themselves, “WOW! This house has been really looked after.” Mow the lawn, trim the hedges, replace damaged downspouts, weed the flower beds, stain the deck and paint the fence. This may seem like a lot of work but trust me; you will be rewarded in the end. It is without question that you will achieve a greater sale price. A little hard work and a few dollars spent beforehand can equate to many extra $$$$$$$ in the end.
- Clean all light switches, door handles and toilets.
- Unclutter closets, cupboards and shelves, you are moving, box it!
- Shine up the appliances.
- Wash window and keep curtains and blinds open.
- Professionally clean the carpets.
- Repair anything that is loose or broken.
- Change out any light bulbs that aren’t working.
- Fix any taps that are dripping.
- Adjust any doors that do not swing or close freely.
- Consider putting some fresh paint on the walls in the high traffic areas or anywhere that has visible wear and tear.
- Clear off the tables and countertops.
- Straighten the basement.
